Reasons 2

The proposed development represents the erection of an additional building on a site outside of a settlement and within the open countryside where existing outbuildings, prior to the conversion, could have been utilised to provide stabling. The proposed development is therefore contrary to the spirit of policy BE14 of the adopted North York Moors Local Plan which requires that buildings should be large enough to provide for all the needs of the conversion.


Reasons 3

If approved this application could encourage similar applications for new buildings to serve dwellings where outbuildings have been converted into residential use, which would, by reason of precedent, be more difficult to refuse so detracting from the setting of the converted buildings and leading to a decline in the landscape character and visual amenity of the National Park.


Reasons 1

The proposed shed represents a substantial building located in a position not adjacent to the main complex of buildings around Bell Hill Farm complex of buildings. It will therefore detract from the character and appearance of both the groups of buildings and this part of the National Park contrary to the provisions of policy GP3 of the adopted North York Moors Local Plan which seeks to ensure that proposed developments will help to preserve and enhance the natural and built environment of the National Park.
