Reasons 1

The proposal is contrary to policies GP3, R2 and H4 of the North York Moors National Park Local Plan. The design of the buildings and the use of the land has a negative impact on the locality and the wider landscape. The existing access into the site is unsatisfactory and raises concerns about highway safety. The location is not appropriate for the sitting of a caravan as the visual impacted is adverse and there is insufficient justification for the need of a caravan on the site. The site is not a domestic curtilage and such the provision of a loose box in this location would be contrary to policy R2.


Reasons 2

The existing access, by which the vehicles associated with this proposal would leave and rejoin the county highway, is unsatisfactory since the required visibility of 2.4 metres by 215 metres cannot be achieved at the junction with the county highway and therefore, in the opinion of the local planning authority the intensification of use which would result from the proposed development is unacceptable in terms of safety.
