The proposed garage due to its visual prominance siting and scale would have an unacceptable impact on the amenity levels enjoyed by the residents of nearby residential properties and on the character of this part of Robin Hoods Bay. The proposal is therefore considered to be contrary to policies H9 and GP3 of the North York Moors Local Plan.
The proposed garage is considered to be detrimental to the setting of the Listed Building known as St Stephen's Church and as such would not retain the special character of this part of Robin Hoods Bay and as such is considered to be contrary to the provisions of Policy GP3 of the North York Moors Local Plan.
