The proposed extension by reason of its size, design and prominent front elevation positioning and cumulative impact when taken with previous extensions is considered to have an adverse impact upon the character and appearance of the property and wider landscape in this section of the National Park. The proposal is contrary to policies GP3 and H8 of the North York Moors Local Plan which state that extensions should respect or enhance the character and appearance of the host building as well as the distinctiveness of the local and wider landscape.
