Reasons 1

The local planning authority consider that the siting of the proposed garage would adversely afect the residential amenities of future occupiers of the adjacent property 'Manor Garage' which has planning permission for conversion to a dwelling by reason of an overbearing and obtrusive impact when viewed from the windows in the side elevation of the property, in particular the secondary sitting room window and glazed breakfast room. As such the proposal would be contrary to Local Plan policy GP3 which seeks to ensure development does not have an unnacceptable inpact on the operation of surrounding land users.


Reasons 2

The local planning authority consider the proposed garage would be an incongrous feature in the street scene by reason of its detached nature and extent of separation from the main house, which is out of keeping with the form of development in this part of Egton Bridge. This would adversley affect the character and appearance of the Conservation Area, contrary to policy BE1 if the North York Moors Local Plan which requires that new development in Conservation Areas should preserve or enhance their appearance.


Reasons 3

The local planning authority consider the roadside boundary wall forms an attractive and traditional feature in the street scene and Conservation Area generally. The loss of this part of the wall to form an access to the garage would harm this character and have an adverse impact on the character and appearance of the Conservation Area, contrary to polict BE1 of the North York Moors Local Plan.
