Due to the size of the proposed extensions, the development would constitute overdevelopment of this existing modest annex building. This increase in scale, in conjunction with the poor design of the proposal, would have an unacceptable impact on the character of the Conservation Area and the listed building and its setting. The proposal is therefore considered to be contrary to Policies H9, H10, BE1 and BE4 of the Local Plan.
It is considered that the loss of three Scots Pine trees would have a detrimental impact on the character of the area. The proposal would therefore be contrary to Policy NE6 of the Local Plan which seeks to ensure that development proposal do not have an unacceptable impact on trees which are of landscape amenity value.
