The proposed development site is not considered to be an in-fill site in terms of Local Plan Policy H3 or H1 and the proposed development of the site would have a significant detrimental impact on the landscape character of this part of the National Park. The granting of consent for the development of this site would set a serious precedent for further development outwith the established development framework of the village to the detriment of the special qualitites of the National Park.
The development by virtue of its scale, location, form and design detailing is not considered in keeping with the other developments in the locality or with the character of this part of the National Park. The development would therefore harm the character and appearance of the area, detract from the special qualities of the National Park and fail to accord with Local Plan Policies BE6 and GP3.
