The combined use of the site, by the existing and proposed businesses would be likely to result in an unacceptable increase in the levels of activity both on the site and to and from the site, to the detriment of the character of the area. The proposal is therefore contrary to Policy E3 of the North York Moors Local Plan which only supports the growth of employment sites, where it can be achieved without any unacceptable impact on the amenities of the area.
The alterations required to both the access and the parking area would result in a more prominent entrance to the site, and visually intrusive parking area, both of which would have a detrimental impact on the character of the area. The proposal is therefore contrary to Policy T11 of the Local Plan.
