The Local Planning Authority considers that the retension of uPVC casement windows, by reason of the materials used together with the sash frame detailing and proportions, harms the visual amenity of the property and this part of Scalby Conservation Area. As such the proposal is considered to be contrary to the provisions of Policy BE1 of the North York Moors Local Plan which states that priority will be given to the proposals which preserve or enhance the character and appearance of the Conservation Area and places particular emphasis on the use of traditional design and materials.
