The proposed development is an overdevelopment of a site which has an unacceptable impact upon the character, special qualities and distinctiveness of the locality and wider landscape. The scheme does not respect or enhance the character, special qualities and distinctiveness of the locality and wider landscape. The proposal is not in accordance with policies H3 and GP3 of the North York Moors Local Plan.
The proposed development by reason of the buildings, position, windows and proximity to three boundaries of the plot would result in an unnacceptable degree of overlooking and overbearing impact to the occupiers of adjacent properties contrary to the provisions of Policy GP3 which seeks to ensure development does not adversly affect the operation of surrounding land uses.
