Reasons 1

The Local Planning Authority consider the establishment of six sizeable timber holiday letting chalets together with the associated works and access road needed to facilitate the development, by reason of the associated activity levels and visibility of the access and units from outwith the site would represent an alien and in congruous feature in the landscape which would be harmful to the amenities of the locality. As such the proposal would be contrary to the provisions of Local Plan Policy TM4 which seeks to ensure developments are of a small scale, compatible with the character of the locality and benefit from permanent all round woodland or forest screening.


Reasons 2

Insufficient details regarding the service infrastructure , foundations and construction details have been submitted to demonstrate that the development could be removed and the land restored in the event of the tourist venture failing. The site is located in a remote area unsuitable for general commercial or residential use and the Local Planning Authority are keen to ensure the proposal does not give rise to potential pressure to introduce inappropriate commercial or residential use in a remote countryside location within a National Park. As such the proposal is contrary to the provisions and objectives of Local Plan Policy GP1 which seeks to give priority to the conservation of the National Parks special qualities including its natural beauty.


Reasons 3

Insuffienct aboricultural details have been submitted to demonstrate that the development will not have an adverse impact on the adjacent Section 3 protected woodland by reason of loss of regenerating woodland or by reason of damage from physical works in close proximity to existing trees. As such the proposals are considered contrary to the provisions of local plan policy NE3 which seeks to preserve the intrinsic value of such areas.
