The proposed development by virtue of its scale, massing, detailed design and low levels of residential amenity for occupirers, is not in keeping with the rural character of the area and will have a detrimental impact on the character and appearance of the village and the wider landscape character of the National Park contrary to the requirements of Policies GP3, H2 and BE6 of the North York Moors Local Plan.
The proposed development would be likely to create levels of traffic which can not be catered for by the existing layout and widths of the roads leading to the site. The principle means of access to the site is not laid out or constructed to a standard that would be suitable for an access to serve this number of existing and proposed dwellings. As such it is likely that the access would suffer severe deterioration. This would adversely affect highway safety and would be contrary to Policy T7 of the North York Moors Local Plan.
