The existing building by virtue of its tall chimney and long roofslope design makes a positive contribution to the roofscape of this terrace of cottages and to the character of Robin Hoods Bay Conservation Area. The introduction of a gable would alter the character, appearance and introduce an alien level of uniformity to the terrace having a negative effect on this Listed Building likely to undermine the quality of the built enviroment to the detriment of the character and appearance of the conservation area, as such the proposal is contary to Policies BE3 and BE1 of the North York Moors Local Plan.
