The existing building by virtue of its tall chimney and long roofslope design makes a positive contribution to the roofscape of this terrace of cottages and to the character of Robin Hoods Bay Conservation Area. The introduction of a gable would alter the rhythm and form of the roofscape and add to the harm already caused by the adjacent gabled roofs so adversly affecting the character of this Listed Building and its setting and undermining the quality of the built environment to the detriment of the character and appearance of the Conservation Area, as such the proposal is contrary to Policies BE3 and BE1 of the North York Moors Local Plan.
