The Local Planning Authority considers that the proposed extension by virtue of its scale, siting and detailed design, particularly the wrap around layout and proportions of gable to the extension would be out of character with and detract from the appearance of the host building and the special quality and distinctiveness of the locality and the wider landscape. The proposal is therefore considered to be contrary to Policies GP3, BE6 and H8 of the North York Moors Local Plan and design guidance contained in Planning Policy Statement 1: Delivering Sustainable Development.
