The Local Planning Authority consider the proposed development is not small scale and not in an area of established woodland or forest and as such the proposal would be contrary to the provisions of Local Plan Policy TM4 which seeks to ensure developments are of a small scale compatible with the character of the locality and are within an established area of woodland or forest which screens the site from long distance views and where appropriate arrangements for management of the woodland are part of the proposal. As such the establishment of 9 timber clad holiday letting chalets, by reason of the associated activity levels and visibility of the units from outwith the site would represent an overdevelopment of the site which would have an urbanising impact and be harmful to the amenities of the locality and detrimental to the special qualities of the National Park.
