The proposed development, by virtue of its size, position and design would have an unacceptable impact on the historic and architectural character of this Grade II Listed Building which is prominently sited within the Robin Hoods Bay Conservation Area. It would therefore be contrary to Core Policy G and Development Policies 4 and 5 of Core Strategy and Development Policies which requires development in Conservation Areas to preserve or enhance the Areas character and seeks to ensure that developments do not harm the fabric, character, appearance and settings of Listed Buildings.
