The Local Planning Authority considers that the scale and detailed design relates poorly to the host dwelling and so detracts from the unique architectural character of the building. Furthermore, the cumulative impact of the proposed extensions is detrimental to the host building, the site and wider views into and out of the application site. As such the development would not be in accordance with guidelines contained in Core Policy G, DP19 and the Local Planning Authority's Design Guide which reinforces the emphasis on good design.
The proposed timber decking, by reason of extent, volume, design and general appearance does not respect or enhance the character, special qualities and distinctiveness of the locality or wider landscape; and would detract from the character and appearance of the main dwelling and site. Therefore it is contrary to the provisions of Core Policy A and DP19 of the NYM Local Development Framework.
