The proposed development, by reason of the extent of rebuilding, new building and significant alterations would result in what would appear as a new residential dwelling in open countryside which would have an urbanising impact and dilute the special qualities of this part of the National Park. As such the proposal would be contrary to Core Policy G and Development Policy 8 of the North York Moors Local Developement Framework which gives priority to the Conservation of the landscape permits conversions only where the conversion is sympathetic to the host building and its setting.
