Reasons 1

The Local Planning Authority consider the case put forward with respect to this application is insufficient to justify why the additional building is required and explain why a similar facility cannot be accommodated satisfactorily within the existing buildings on the site. As such the proposals would not be in accordance with criteria 4 of Development Policy 14 of the Local Development Framework and the proposals would be considered to lead to visually intrusive development and an over development of the site.


Reasons 2

The proposed detached laundry/reception building would, by virtue of its prefabrication and standardised design and materials together with its siting to the front of the existing building line of the main house, relate poorly to the character, form and layout of the site and the adjacent Listed Building and would also have an adverse impact on the character and appearance of the Aislaby Conservation Area and setting of the Listed Building. The proposal is therefore considered to be contrary to Development Policies 4, 5 and 14 of the NYM Local Development Framework.
