In the view of the Local Planning Authority the proposal is unacceptable as no satisfactory details of the provision of any affordable housing or any detailed viability study to suggest that less than 50% affordable housing should be provided have been submitted with the application. The proposal would therefore be contrary to Core Policy J of the Local Development Framework.
In the view of the Local Planning Authority the proposal is contrary to Core Policy D of the Local Development Framework as no information has been submitted which demonstrates how 10% of any predicted energy needs of the proposed flat units could be provided through renewable energy sources.
In the view of the Local Planning Authority the proposal is contrary to Development Policy 2 of the Local Development Framework as the Flood Risk Assessment (FRA) submitted with this application does not comply with the requirements set out in Annex E, paragraph E3 of Planning Policy Statement 25 (PPS 25). The submitted FRA does not therefore provide a suitable basis for assessment to be made of the flood risks arising from the proposed development.
