The proposed development by reason of its bulk, design and visual appearance would dominate the rear roofslope (which is the first elevation seen on entry to the site) of this property to an unacceptable extent and would have a seriously detrimental impact on the character and appearance of the modest and relatively traditional property. The proposal is therefore considered to be contrary to the requirements of NYM Local Development Framework Policies 3 and 19 together with the advice contained within Part 2 of the Authority’s adopted Design Guide.
