The proposed development would dominate the rear roof-slope of the property to the detriment of the character and form of this listed moorland edge cottage. The modern dormer design and proportions would constitute an alien feature for a vernacular building of this type and form. The proposed development is not considered to accord with the requirements of Development Policies 5 or 19 of the NYM Local Development Framework.
