The Local Planning Authority considers that the proposed removal of coping stones, addition of quoin detailing and use of cream uPVC, together with the raising of roof pitch of the detached dwelling would materially affect the character and appearance of the development and could also have implications regarding parking requirements (due to increased numbers of bedrooms proposed). Consequently the amendments proposed do not constitute a non-material amendment and can only be determined through the consideration of a full planning application.
